How to Choose a Vancouver Realtor to Sell Your Home

Choosing the right Vancouver Realtor is one of the most important decisions you will make when selling your home. Your Realtor can influence how your property is priced, prepared, marketed, presented to buyers and negotiated when an offer arrives.
But how do you compare Realtors? Should you choose the agent who suggests the highest listing price? The lowest commission? Someone who sells the most homes? A Realtor who specializes in your neighbourhood?

There isn't one Realtor who is automatically the right choice for every Vancouver home seller. The goal is to find an experienced professional whose strategy, communication style, marketing approach and level of service align with your property and your goals.

This guide explains what Vancouver home sellers should consider before choosing a Realtor.

What Should I Look for in a Vancouver Realtor?

A strong listing Realtor should bring more to the table than putting your property on the MLS®.

Experience: Ask how long the Realtor has been working in real estate and what types of properties they regularly represent. Experience can become particularly important when a transaction becomes complicated. Inspections, financing concerns, multiple offers, strata documents, buyer conditions, competing listings and changing market conditions can all affect a sale.

Market Knowledge: Your Realtor should understand current Vancouver market conditions rather than relying exclusively on historical sales.

  • Recent comparable sales
  • Current competing listings
  • Expired and cancelled listings
  • Days on market
  • Buyer demand
  • Inventory levels
  • Property condition
  • Neighbourhood trends
  • Current economic and market conditions

"The question isn't simply: What did the house down the street sell for? The better question is: How will buyers compare my property with their other options today?"

Communication: Ask who you will communicate with once your home is listed. Will you work directly with the Realtor you interviewed? How frequently will you receive updates? How will showing feedback be communicated? Selling a home can involve dozens of decisions. Clear and consistent communication matters.

Negotiation Experience: Marketing attracts buyers. Negotiation helps turn buyer interest into an acceptable transaction. Ask how the Realtor approaches offers, counteroffers, multiple-offer situations, subjects, deposits, completion dates and other terms that may become part of a negotiation.
The highest offer is not necessarily the strongest offer. Price, conditions, dates, financing and the overall structure of an offer can all matter.

What Questions Should I Ask a Realtor Before Listing My Home?

When interviewing a potential Vancouver Realtor, consider asking:

  • How did you determine the recommended price range for my home?
  • Which properties do you consider the most relevant comparable sales?
  • Who is the likely buyer for my property?
  • Which homes will I be competing against?
  • What should I do to prepare my home before listing?
  • Would you recommend staging, repairs or improvements?
  • What is your marketing strategy?
  • How will my home be presented online?
  • How will showings and open houses be handled?
  • How will you communicate buyer and Realtor feedback?
  • What happens if my home doesn't sell as expected?
  • How do you approach offer negotiations?
  • What services are included?
  • Who will I work with throughout the listing?
  • What makes your approach different from other Realtors I'm interviewing?

Pay attention to the reasoning behind the answers rather than simply looking for the answers you want to hear.

Most Common Questions by Home Owners

Should I Interview More Than One Realtor?

Absolutely! Meeting two or three Realtors can help you understand different approaches to pricing, preparation, marketing and communication.
However, choosing a Realtor shouldn't necessarily be about finding the person who promises the highest selling price or quotes the lowest commission. Compare the strategy behind the presentation; a  Realtor should be able to explain why they are recommending a particular approach and support that recommendation with relevant market information.

Should I Choose the Realtor Who Gives Me the Highest Home Valuation?

No. It can be tempting to choose the Realtor who suggests the highest listing price, but a property's market value doesn't change based on which Realtor you hire. Ask each Realtor to explain their Comparative Market Analysis (CMA). A recommended listing price should be part of a broader pricing strategy not simply a number designed to win your business.

Should I Choose the Vancouver Realtor With the Lowest Commission?

Commission is an important question, but it is only one part of the decision. Instead of comparing commission percentages alone, ask what is included in the service. Depending on the property and agreed marketing strategy, services may include professional photography, video, floor plans, staging consultation, digital advertising, property brochures, signage, open houses and other marketing initiatives.
You should also understand how the commission is structured, what services are included and how cooperating brokerage compensation will be handled. Refer to Jacky's guide to real estate Commission in B.C to further understand the fee structure.
The objective isn't necessarily to find the cheapest Realtor. It is to determine which combination of strategy, experience, service, marketing and cost makes sense for you.

What Should a Realtor's Marketing Plan Include?

Before signing a listing agreement, ask to see the proposed marketing strategy for your home.
A Realtor’s marketing plan is important because listing a home is not the same as effectively marketing it. A strong Vancouver Realtor should have a clear strategy for how your property will be presented, positioned and promoted to potential buyers. Professional photography, video, digital exposure, MLS® presentation, open houses and targeted marketing can all contribute, but the real value is having a plan designed around your home and its likely buyer. When choosing a recommended Realtor to sell your Vancouver home, ask to see the marketing strategy, not just a list of services.

Depending on the property, marketing plan should include:

  • Professional photography
  • Floor plans
  • Video
  • Drone photography or video where appropriate
  • Property brochures
  • Digital marketing
  • Social media exposure
  • MLS® presentation
  • Brokerage marketing channels
  • Open houses
  • Realtor-to-Realtor promotion

Marketing should reflect the individual property rather than applying exactly the same formula to every listing.

Is It Better to Hire a Realtor Who Specializes in My Neighbourhood?

Local knowledge can certainly be valuable, but it shouldn't be the only qualification you consider.
A Realtor familiar with your area may understand neighbourhood characteristics, schools, transportation, development, amenities, buyer expectations and recent sales. However, Vancouver buyers frequently search across neighbourhood boundaries. A seller may therefore want to consider both local market knowledge and broader Vancouver real estate experience.

Ask the Realtor to demonstrate that they understand your specific property, its likely buyers and the competing alternatives those buyers may consider.

Does the Brokerage Matter When Selling My Vancouver Home?

Your relationship with your individual Realtor is extremely important, but the brokerage can also contribute resources, marketing opportunities, technology, brand exposure and professional support.
Ask how the Realtor's brokerage will contribute to the marketing of your property.
For certain properties, regional, national or international exposure may also form part of the overall strategy.
The important question is not simply which logo appears on the sign.
It is how the Realtor and brokerage intend to use their available resources to benefit your sale.

Before signing, make sure you understand the listing period, commission structure, services being provided, marketing commitments and other terms of your listing agreement. Ask questions about anything you don't understand before signing.
