Metro Vancouver Home Sales Continue at a Measured Pace in March 2026


Home sales across the Vancouver real estate market continued to follow a similar pattern to last year, with residential sales decreasing by approximately 3 percent compared to March 2025.

According to the Greater Vancouver REALTORS® (GVR), there were 2,032 residential sales recorded across Metro Vancouver in March 2026, representing a 2.8 percent decrease from the 2,091 sales recorded in March 2025. Sales were also 31.8 percent below the 10-year seasonal average of 2,981 transactions.

Andrew Lis, GVR Chief Economist and Vice-President of Data Analytics, noted that year-to-date sales remain closely aligned with market forecasts. While overall demand remains subdued, the detached housing market is beginning to show encouraging signs. Detached home sales have increased compared to last year, while new detached listings have declined, suggesting stronger buyer interest in this segment. Multifamily homes, including condos and townhomes, continue to experience slower sales activity.

New Listings Decline While Inventory Remains Stable


March 2026 saw 5,792 new detached, attached, and apartment listings added to the MLS®, a 10.3 percent decrease from the 6,455 properties listed in March 2025. Despite the decline, new listings remained 4.9 percent above the 10-year seasonal average.

Total inventory across Metro Vancouver reached 14,774 active listings, representing a modest 1.6 percent increase compared to March 2025. Inventory remains 38 percent above the 10-year seasonal average, giving buyers more selection while keeping market conditions balanced.

Sales-to-Active Listings Ratio


The overall sales-to-active listings ratio for March 2026 was 14.2 percent, broken down as follows:

Detached homes: 11 percent
Attached homes: 17.2 percent
Apartments: 15.7 percent

"Historically, when this ratio remains below 12 percent for an extended period, downward pressure on home prices tends to occur. Conversely, when the ratio exceeds 20 percent for several months, prices often experience upward pressure."


Current ratios suggest that most segments of the Vancouver real estate market remain balanced, with detached homes approaching buyers' market conditions while townhomes and apartments continue to perform within balanced market territory.

Market Outlook in March 2026


Although fewer homeowners are listing their properties compared to last year, inventory has remained relatively stable due to sales continuing below historical averages. As a result, benchmark home prices have shown minimal month-to-month movement.

Economic uncertainty continues to influence buyer confidence. While concerns surrounding international tariffs have eased since early 2025, ongoing geopolitical tensions in the Middle East have placed upward pressure on bond yields and fixed mortgage rates. Higher borrowing costs may soften buyer demand as the spring market progresses unless global conditions improve.

Detached home sales reached 571 in March 2026, an 8.3 percent increase from the 527 sales recorded one year earlier.

Apartment sales totalled 999 in March 2026, a 7.8 percent decrease from March 2025.
