How do I determine the right listing price for my home?

I offer a complimentary home evaluation to prospective sellers to ensure the price expectations are in line with the market. Pricing a home is done by a method usually referred to as a CMA - Comparative Market Analysis. I review historical and current data of similar homes listed and recently sold within the area while taking into account externalities, enhanced features, location within the neighbourhood and other factors that can impact the valuation.
